Near PERPIGNAN - South West

BETWEEN MOUNTAINS AND SEA – BEAUTIFUL FARMHOUSE ON 44HECTARES NEAR TO THE SEAFRONT.

This vineyard is situated at just a few kilometres from Perpignan.

The imposing U-shaped Catalan house faces south from the heart of its 44 contiguous hectares, at just 6km from the Mediterranean beaches.

Both the house and the farm buildings have been renovated in recent years to the highest standard. Only one wing of the house remains unrenovated, allowing future owners the chance to bring a personal touch to the Domain. The Spanish border is reached in 45 minutes and Barcelona in just 2h15.

In the middle of the XIXth century the buildings were used as a monastery. One wing has been elegantly renovated, to provide 750m² of living area. The finishings in the house are of the highest standards (cement tiles, full underfloor heating, wireless alarm system, cabinetwork, high ceilings…). The ground floor comprises a vast sitting room, kitchen and gym. On the first floor a parental bedroom suite is completed by two further bedrooms with en suite bathrooms. The attics have been renovated to provide two additional bedrooms and a large games room for children. The gardens are secluded with a swimming pool.

The winery has a total capacity of 2 500hl. It has been fully modernised in recent years to provide prime conditions for wine making: the majority of tanks in stainless steel with a few in cement and fibre glass, two pneumatic presses, de-stemmer, RDV filter… The 250m² of winery buildings include an air conditioned barrel aging room, wine shop and offices. With its high ceilings, the buildings would provide an ideal setting for seminars or wine tastings.

Only the roof of the right wing has been renovated as yet. This wing offers a potential of 500m² to be developed either as an impressive wine tourism project or simply as a second 500m² house.

The property comprises 44 contiguous hectares, 30 of which are vineyard. 9ha of planting rights take the potential total vineyard area to 40ha. The average yield is approximately 1 200hl per year. At present the vines are farmed by a renowned wine broker/negociant. However the property is sold free of all occupation.

Price guide: 5 000 000 euros net vendor, stock and standing crop to be added. Success fees of 5% net of VAT and legal costs to be added.

Between CARCASSONNE - PERPIGNAN AND BEZIERS - South West

MAGNIFICENT VINEYARD ESTATE WITH 300 HECTARES OF LAND

This unique property with nearly 300 ha is situated not far from Narbonne and approximately 1h30 from the Spanish border. With motorway access only 10 minutes away, the property is also convenient for Carcassonne, Perpignan, Beziers and Montpellier international airports. This vast land reserve is positioned just a few kilometres from the coast and enjoys exceptional views over the Mediterranean Sea. The property covers roughly 250 ha of garrigues/moor and 40 ha of vines and fields. The chateau and its outbuildings (winery, hangars, holiday cottages, chapel) are completed by two magnificent shepherd’s folds and other ruins spread across the domain. Their renovation could allow the further expansion of the existing wine-tourism activity.

The chateau is approached through a long driveway of umbrella pines. Dating from the beginning of the 19thcentury, the chateau is superb. It overlooks the park with its ornamental lake, bandstand, and a magnificent edifice that was originally a well. The park also encompasses a swimming pool with its recently built stone pool house. The chateau provides approximately 600m² of living space. On the ground floor, a large hallway leads on to the sitting rooms and kitchens. The ground floor divides into two identical wings: a large living room leads on to a dining room and then through to a kitchen.

The first floor accommodates 5 bedrooms, 3 bathrooms and a superb conservatory which is used as an office. The office terrace offers glorious views over the Mediterranean coastline.

An enclosed courtyard separates the chateau from three holiday cottages. Two cottages are currently rented out as holiday homes –the third provides a guest house for the domain’s many visitors. An independent villa with swimming pool, is also rented out as part of the wine-tourism activity. It provides 160m² of living space. The holiday rental cottages have been modernized in recent years and are well equipped.

A beautiful chapel has been entirely restored and could offer the development of other branches of activities (weddings, christenings…). It is set apart from the other buildings in a peaceful wooded setting.

The stone-wall winery is central to the outbuildings and has been built partly below ground. With a majority of stainless steel tanks, the winery has been completely modernized with top quality equipment (pneumatic press, temperature control, micro-oxygenation…). It has a capacity of 3 500hl, 2 500 of which in stainless steel, the remainder in fibre glass tanks.

The wine is barrel-aged in a long underground corridor which leads to the storage room and wine shop. The wine shop has been set in the old stables and is particularly warm and convivial.

The property spreads over a limestone massif of 292ha of garrigue and vineyard. The back of the Domain looks down on to the Cistercian Abbaye de Fontfroide. The vast reserve of garrigue land opens up an enormous potential for a variety of commercial sectors (horse rides, quad biking, picnic excursions to the Abbaye de Fontfroide…).

Currently of the 40ha farmed, 26ha are planted with organically worked vines. The vineyard has been planted with noble varieties, completed by some old Carignan and Cinsault vines.
The wines are sold in bottle, notably in Paris and on the export market. The global annual turnover is approximately 250K€, with 220K€ corresponding to wine sales and 30K€to the wine-tourism branch.

Agency fees included.
