Rhone Valley - South East

This impressive vineyard estate is located at the heart of the Rhône valley, not far from motorway exits and close to popular tourist sights.
The property spreads over nearly 100 contiguous hectares which encircle the housing and farm buildings.

The buildings blend harmoniously with the surrounding countryside and form a handsome structure at the heart of the domain.
Built in the style of Napoleon III, the mansion house looks out over the landscaped gardens to the south and west. To the north, the mansion overlooks the main courtyard.
Built entirely from cut stone, the house covers three floors and offers 314m² of living space. The attics, as yet unrenovated, would add 130m² to this total with a further 140m² integrated in the basements.

On the ground floor, the vast kitchen adjoins the equally sizeable living room. The dining room leads on to a more secluded area and utility room. The kitchen has undergone an extensive overhaul in the last few years to accommodate a professional kitchen which serves the restaurant that has now been instated on the ground floor.

The first floor includes five bedrooms of varying sizes, three of which with en-suite bathrooms.
The second floor comprises two large rooms and the former servant’s quarters.

With its ideal location, just 10mn from motorway exits and close by to several sought after tourist sights, the property lends itself perfectly to a high-end wine tourism project.

The old farm buildings have been renovated to accommodate two charming holiday cottages. Accessed through the main courtyard, the cottages enjoy the use of the mature gardens and swimming pool. The old sheep fold has also been transformed into a large seminar room.

The mansion now houses a gourmet restaurant, where guests can enjoy summer dining on the terrace under the shade of two majestic plane trees.

In the park, with its hundred year old cedar tree, two marquees have been installed to cater for weddings and banquets.

Assembled over three stages since the 1950’s, the winery has a total capacity of 13 200hl in cement (9 200 hl), stainless steel (3 000 hl) and fiberglass tanks (1 000 hl).

The winery is well equipped with pneumatic press, crusher/de-stemmer, temperature control, thermo-regulated stainless steel tanks… A bottling hall was created in the 1970’s to house the bottling line and a barrel and tank ageing room.

The farm buildings are completed by a large hangar where the comprehensive and fully functional agricultural equipment is stored.
The property covers 94 ha, comprising 68.6 ha of vineyard and 13.9 ha of unplanted land. The remainder is made up of woods, plains and tracks.

33.1ha are classed AOP Côtes du Rhône and Côtes du Rhône Villages. 2.6ha are classed AOP Lirac and 32.9 ha are classed IGP.

Perfectly configured around the buildings, the property covers three different types of terrain, rising up from the plains over sandy slopes, then spreading out over a plateau of rolled pebbles.

The entire vineyard has been sustainably farmed for the past 8 years. The vines are globally in good condition, however 8 to 10 ha require replanting in the near future.

Average annual yield is around 3 400 hl.
The wines are sold in bottle and in bulk. Around 120 000 bottles per year are sold in France through the hotel/restaurant industry and to supermarket chains, and on the European export market but also to North America, Japan and Taiwan. Situated in the hills of the Var, close to the villages of Lorgues, Flagosc and Cotignan, this small domain portrays a Provençal postcard-image. The property is located in a small valley, at 1h30 from Marseille and 25km from motorway exits. Covering 13ha in total, the domain farms 6.5ha of vines, 1.5ha of which through a tenancy agreement.
Flanked by a small river, the surrounding landscape lends undeniable charm to the Domain. Terraced olive trees also encircle the house and enhance the buildings.

The 160m² house is particularly welcoming and looks out over a private garden with swimming pool to the back. The living area could be increased to 200m² with the conversion of the outbuildings.

The domain spreads over 52 contiguous hectares in an archetypal Mediterranean setting. At present the property includes 7ha of young vines, an olive grove of 130 olive trees, 10ha of wild truffle oaks, 25 truffle oaks and an organic orchard (15 fig trees, 5 almond trees, 1 persimmon, 2 plum trees, 1 cherry tree, 1 pear tree and 1 walnut tree).

With a living area of 400m², the farmhouse is a veritable eagle’s nest. The south east facing terrace offers panoramic views over the Provençal countryside.
With 350m² renovated, the house is currently used for professional purposes. The rooms are light and spacious: a 45m² kitchen, a 50m² dining room, and a 50m ² living room/office…
The first floor comprises 5 offices/bedrooms, each from 15 to 25m². A 50m² studio requires complete renovation.

Water is supplied from an underground well and a bore hole.
The house benefits from several entrances and accesses and would adapt itself perfectly to a Bed and Breakfast venture.
A 11m x 6m swimming pool is found at the front of the house.
Near to the main house is an old 60m² piggery which is in need of renovation. The farm equipment is perfunctory (1 tractor, 1 sprayer, 1 plough…) but in good working condition and stored in two large hangars.

A building permit for the construction of a winery and barrel-aging cellar was obtained on the 26thJanuary 2015 and therefore is still valid. The planned winery would be built partly underground to allow working with gravity and permit more gentle handling of the grapes.
The 7ha vineyard is planted on AOP Coteaux Varois en Provence (3.3ha) and IGP (3.7ha) limestone shale soil. A request for the reclassification in AOP of the 3.7ha of IGP vines, planted in 2014, is currently being processed. The vines are organically farmed (Ecocert certified). According to the current owner, with the granting of planting rights the vineyard area could be increased to 15ha.

The harvest is at present vinified off site by the owner who also provides a vinification service for many of the regional vine growers.
To avoid major financial investment with the construction of a winery, an agreement could be readily found for a provision of service for the farming of the vineyard and wine-making.

Price guide: 2 900 000 euros net vendor, stocks and standing crop to be added. Agency fees of 5% net of VAT and legal costs to be added.
